How long does a typical project take for the planning stage and before you actually start building?

Before you start building, here is a timescale that is not unreasonable, however you should allow for a 10% variation:
  •    Allow for two weeks for preliminary inquiries at the City Planning Department.
  •    Complete architectural drawings will take anywhere from two to three months including any changes and re-submittals.
  •    Once you obtain the City Permit, you may commence building.

How close to budget can I expect to be when the project is completed?

You should allow for a 10% overrun from the time the builder starts the work. Contingencies may include occurrences such as change orders due to the Homeowner making alterations

Can you supply references?

Yes, in fact you are welcomed to visit our work in progress and completed projects as well.

Will ensure that the property remains clean during a renovation project?

We, along with our sub contractors clean the job site on a daily basis. However, there will be dust and dirt. It does not matter how careful we are, you must expect it. �
